Financially,
the Fast Track, Modular Construction approach has advantages to both
the building owners and the tenants; no building permits or architectural
fees, building owners can divide space and re-configure easily as tenants
require change, reduce capital expenditures….complete furnishings (laboratories,
offices, partitions, etc.) are eligible for lease/ purchase. Lease interest
is off-set by the deduction from gross income as an operating expense.
Short term depreciation (5-7 years), not 31 years like conventional
construction. What this all means is, with a limited amount of capital,
we can provide that wonderful space everyone is looking for. |
Modular
Construction gives companies so much flexibility with their space because
almost every component is movable. Many of our systems furniture manufacturers
produce components to build walls, doors, desks, executive suites, etcetera.
In aesthetically pleasing designs, colors and finishes, any open office
space can be easily transformed into an individual, private offices.
